In that same period, there were 9 new lease listings, 5 pending, and 10 closed. Pending leases moved in about 11 days on average, while closed leases took an average of 37 days, which makes pricing and follow-through worth your attention.
That spread tells me the rental side rewards clear numbers more than hopeful numbers. A landlord who starts too far outside the recent range may spend longer waiting for the right tenant, and that can slow the whole leasing plan.
Set the rent with the current asking band in mind. Have your application standards ready before the listing goes active. If the property is vacant, keep showings and decisions moving so interest does not cool off.

Pools Schedule Christmas In July
Lansdale's 2026 pool schedule lists Christmas in July as the weekend theme for Saturday and Sunday, July 25 and 26. The theme is scheduled at the borough's two public pools, White's Road Pool at 400 White's Road and Fourth Street Pool at 351 E. Fourth Street. Regular summer hours during this period are noon to 8 p.m. on weekdays and 10 a.m. to 8 p.m. on weekends. Membership and day-pass information is provided in the borough's pool materials.
